Upcoming Street Improvements
Please be advised that the City of Lake Forest has contracted Pavement Coatings Co. to perform street improvements in the community. Work is scheduled to begin in some areas on Monday, August 17, 2026, with the overall project anticipated to be completed in October 2026.
The project will include localized asphalt repairs, crack sealing, slurry sealing and street striping.
Important Information:
- Orange Door Hanger Notice: Pavement Coatings Co. will distribute an orange door hanger approximately three (3) days before work is scheduled to begin on your street.
- No Parking: Temporary No Parking signs will be posted at least 72 hours in advance of slurry seal work. Please observe all posted parking restrictions.
- Street Closures: Streets undergoing slurry sealing may be completely closed to traffic for approximately 5–6 hours.
- Wet Slurry: Please do not drive through wet slurry seal, as this may damage the new surface and your vehicle.
- Trash Collection: The contractor will coordinate with CR&R regarding regularly scheduled trash collection. If slurry sealing is scheduled on your trash day, trash containers may be placed along the curb as usual. CR&R will collect them early in the morning before work begins.
Residents are encouraged to carefully review the contractor’s notices and posted signage for the specific dates affecting their street.

Dear Homeowners and Residents,
As we reach the height of summer, your continued care of your landscaping helps keep our community vibrant, attractive, and enjoyable for everyone. A well-maintained neighborhood not only enhances curb appeal but also helps preserve property values and creates a welcoming environment for all residents and visitors.
Please take a few moments to:
- Remove weeds from planting areas
- Mow and edge your lawn
- Trim trees, shrubs, and hedges
- Remove dead or overgrown plants
- Keep landscaped areas neat and healthy

Park Use Application Requirement
We would like to remind residents that planned use of the community park for gatherings or events must be submitted to the Board review and approval in advance.
To ensure proper scheduling and compliance with Association guidelines, please complete and submit a Park Use Application prior to using the park for any organized activity.
The application forms are available on the Resident Portal for your convenience. Once completed please submit the form to Action Property Management.

Landscape Improvement Reminder – Spring & Summer Season
With the arrival of spring and summer, many residents begin improving their yards. Please remember that landscape areas within your lot are considered part of your home’s exterior and are subject to the Association’s CC&Rs and Architectural Guidelines.
Minor plant replacements typically do not require an application. However, changes to landscape design, hardscape, irrigation, or significant modifications require submission of an Architectural Application and approval before starting work.
